A ladder that climbs itself

Late fees, notices, and an escalating stage all happen on their own clock — five days late is a different letter than forty-five, and you don't have to be the one watching the calendar.

The ladder

A starter set of rules — a late fee at 5 days, a second at 15, a pre-lien notice at 30, a lien at 45, an auction stage at 60 — runs on every open balance and steps a tenant through it automatically. Every number, fee, and stage is yours to change per facility in Settings; nothing here is fixed.

Notices

Each stage sends its own notice, and delivery is tracked — a bounced or undelivered one is flagged rather than silently counted as sent.

It doesn't file a lien or run an auction for you. Those stay actions you take, on your state's clock — the software tells you when a tenant has reached that stage and keeps the paper trail, it doesn't act on your license.
