Invoices that generate themselves

A tenant who moved in on the 19th shouldn't get billed for a full month, and a tenant on a normal cycle shouldn't need you to remember it's the 1st. Both are the same invoicing engine, run for you.

The first bill

Move in on any day of the month and the first invoice is prorated to the day, automatically — the tenant sees exactly what today costs before they pay, and you never have to work it out by hand.

Every bill after that

Recurring rent invoices are generated for the next cycle as each one's coverage runs out, itemized by line — rent, any add-on fees — rather than a single lump the tenant has to take on faith.

Getting paid

A tenant can settle their balance online through the portal without calling you. What this does not include is below.

It generates the invoice; it doesn't charge anyone's card for you. Automatic card charging isn't live in this product yet — we're not asking you to trust it with real money before we do.

Online move-ins

You shouldn't have to be in the office for someone to rent a unit. They pick a size, sign, and pay from their phone at 11pm — and you find out in the morning, with the gate code already issued.

Delinquency

Late fees, notices, and an escalating stage all happen on their own clock — five days late is a different letter than forty-five, and you don't have to be the one watching the calendar.

Tenant portal

Half the calls a front desk gets are "what do I owe" and "how do I cancel." A tenant who can look that up and act on it themselves is a call you didn't have to take.

Reporting

Running two or three facilities usually means two or three spreadsheets. Ask the report library for a number across all of them, or just one, and get back the same totals either way.

Storefront & website

Every facility gets a real, server-rendered site — not a page that only shows up after a script loads — with your logo, your colors, and your own domain if you have one.
